Looking for Housing

We have three sections to this resource for finding housing. First, RHSO manages lotteries and resales of some affordable units in our region and any current opportunities are listed here. Second, for those interesting in buying a home we offer links to organizations that teach first-time homebuyer courses, offer down payment assistance, offer low-interest and fixed-rate mortgages for low- and moderate-income households, and have listings of homes and condos that are subsidized. Affordable Homeownership Opportunities
 

1) Battle Road Farm, 16A North Commons, Lincoln Resale Lottery- $270,000

The Battle Road Farm condominiums are in Lincoln, MA, which is a prestigious community of 120 Townhouses in a country setting with excellent schools, just minutes to RT 128/95 and RT 2, and access to historic park and trails.

This affordable 2- bedroom 1 ½ bath Townhouse contains 1,120 square feet of living space on two levels with hardwood flooring throughout. This unit includes a living room, dining room, a galley style kitchen and a half-bath on the first floor. The kitchen and bath have granite countertops.  The second floor offers 2 bedrooms, plus access to the pull-down attic. There is a large unfinished basement. This unit has a patio that is accessed from the dining room, facing a large and private yard area. Barbecues are permitted. The condo includes two parking spaces. The unit has central AC, and the gas heating system is forced hot air.  Areas for storage include the attic, as well as an exterior storage unit. The main bathroom has been updated with tile flooring and tile in the shower. The townhouse condo is being sold ‘as-is’ with a washer/dryer, range/oven, dishwasher, microwave and disposal included. 

The purchase price to an eligible buyer is $270,000 and it is priced to make it affordable for eligible buyers at or below 100% of the Area Median Income.  Owners are required also to pay property taxes, and the 2024 Lincoln tax rate is $12.89 per $1,000 of valuation or an estimated monthly amount of $291. The monthly condominium fee is $713, and includes landscaping, snow removal, trash removal, water and sewer, and master insurance as well as maintenance of common areas.

2) New Construction - Pine Hill Way, Harvard Lottery: 2 Bedroom - $186,400, Offered on a First-Come, First-Served Basis

Pine Hill Village, Harvard is located on Stow Road in the Town of Harvard, MA. The site is 20.5 acres, and the project consists of 23 units, of which 6 will be affordable. The specific unit is a 2 Bedroom: 9C (triplex):
 
$186,400: Unit 9C is a 2BR unit in the Greek Revival style triplex, with 814 sq ft on two floors. Anticipate completion by end of June 2024.
 
The unit will have a range, microwave, and dishwasher but no refrigerator. The unit will have only 1 bathroom. There is propane heat, well water, and the unit has a shared septic.
 
The monthly Condominium fee is estimated at $152/month for the 2 bedroom unit, which represents a proportional share of the total condominium expenses covering septic and well maintenance, landscaping and snow removal and other maintenance, insurance and contribution to reserve based on the square footage of the unit. The homeowner will also pay monthly real estate taxes.

These affordable units are permitted under a Comprehensive Permit and will be monitored in accordance with Chapter 40B guidelines under the New England Fund (“NEF”) program, and sale prices are set so that a household earning 70% of area median income would not expend more than 30% of income for housing.
